Challenge and solution

The challenge

Premium apartments had to be sold to two audiences at once — buyers and partner agents earning a commission — while the inventory changed often across three sale categories.

The solution

One Next.js app serves buyer and agent domains with their own copy. Inventory lives in an admin panel and API, every lead and chat lands in the manager’s Telegram as its own topic, and agents get personal offer links.

What it does

  • Hero video that shrinks from full screen into a card as you scroll
  • Offer block with floor plans and layouts
  • Apartment table sorted by building, floor, area, price and category
  • Filters: from the developer, assignment, installment kept, Neva view
  • Lead form and live chat answered straight from Telegram
  • Personal links for partner agents with their name, phone and photo

Under the hood

  • Each visitor chat opens its own Telegram forum topic; replies return in real time over WebSocket.
  • One codebase serves 3 domains with their own metadata and copy.
  • Scroll-linked Motion transforms take the hero from full screen to a 45vw card.
  • Apartments bulk-loaded through an API, including import from a developer’s PDF.
